Radon in Real Estate Transactions

Radon testing during a home sale involves time pressures, a large financial investment and legal considerations. Because of these issues, there is a greater possibility of inaccurate results and testing device interference. Instead of waiting until the last minute, talk with your real estate professional as soon as possible to discuss radon issues - whether you are the buyer or the seller.

Radon testing may be conducted along with other pre-purchase home inspections. Also recommended, for more un-biased test results, is the use of an independent radon testing service provider. Radon testing guidelines for real estate transactions have been developed by EPA to deal with these special issues. Radon testing professional service providers should be certified by the National Environmental Health Association or the National Radon Safety Board.

If You Are Selling a Home...

Top of Page

  • Test your home before putting it on the market

  • If necessary, lower your radon levels

  • Save the test results and all information you have about steps that were taken to fix any problems. This could be a positive selling point.

If You Are Buying a Home...

  • Know what the indoor radon level is in any home you consider buying

  • Ask the seller for their radon test results

  • If the home has a radon-reduction system, ask the seller for information they have about the system

  • If the home has not yet been tested, you should have the house tested

  • Radon-resistant new home construction is a good investment. It is cheaper to install a radon reduction system during construction than to go back and fix a radon problem identified later.

  • Radon-resistant new home construction is a good investment. It is cheaper to install a radon reduction system during construction than to go back and fix a radon problem identified later.

  • Radon-resistant new home construction techniques in addition to reducing radon, usually reduce indoor moisture levels and energy consumption. Decreasing moisture and other soil gases entering the home can reduce molds, mildew, methane, pesticide gases, volatile organic compounds, and other indoor air quality problems.

  • Controlling radon in new construction does not require exotic materials or unfamiliar building practices. All of the techniques and materials are commonly used in construction.

  • In the piedmont and western areas of North Carolina, radon-resistant new home construction can be a marketing tool for selling homes.
