Radon Testing & Real Estate Transactions

 
   

The radon testing guidelines when dealing with home purchases or sales are slightly different than normal EPA guidelines for testing planned by a homeowner, renter or resident. Real estate transactions involve financial issues, legal requirements and time-sensitive concerns. Radon testing conducted as a part of a real estate transactions will need to consider the following special issues:

  • There is a greater potential for testing device interference and inaccurate results

  • Test the home in the lowest level suitable for occupancy, since a buyer may choose to live in a lower area of the home than that used by the seller

  • Consider testing or re-testing with a certified radon professional for unbiased and more accurate results

In addition to the strategies below, normal radon testing guidelines should be followed.

1. Sequential Testing.  Two similar devices used in the same location for the same time period (at least 48 hours) one after the other.  Both test results are averaged.  If the average is 4 pCi/L or more, mitigation is recommended.   

2. Simultaneous Testing.  Two similar test devices are used in the same location for the same time period (at least 48 hours).  If the average is 4 pCi/L or more, mitigation is recommended.

3. Single Test.  Radon data is collected using a continuous radon monitor that integrates and records radon data hourly for at least 48 hours.  If the average is 4 pCi/L or more, mitigation is recommended.

Use a radon measurement professional who participates in a Radon Measurement Proficiency Program to conduct the radon test.
